Interior Design & Construction by DBF Studio

This Eye LASIK medical office project was completed in Midtown Manhattan, New York City, on the 8th floor of a medical office building. The space, approximately 2,500 square feet, was delivered as a full design-build project starting from a raw, open-plan layout provided by the landlord.

Project Overview

The project was initiated from the ground up. DBF Studio collaborated closely with the ophthalmologist client and a licensed architect to develop a fully customized medical office layout. The entire design was carefully reviewed and approved by the client before submission to the New York City Department of Buildings. Following the approval of drawings and permits, construction commenced.

The project was completed in approximately four months, including full architectural coordination, interior construction, and final city inspections.

Design Concept & Reception Area

The design approach focused on combining high-end aesthetics with strict medical functionality.

Upon exiting the elevator, patients enter through a glass entry door into a spacious and welcoming reception and waiting area of approximately 1,200 square feet. The reception desk serves as the focal point of the entire interior design and was fully custom-designed and fabricated by DBF Studio.

The desk features a sculptural marble countertop with integrated LED lighting, allowing the stone surface to softly illuminate when lit. The front elevation includes glass paneling with standoff detailing across two levels, enhanced by horizontal LED accent lighting.

The sides and feature walls incorporate three-dimensional ceramic tiles imported from Spain, adding depth and texture to the space. A custom logo installation was later integrated into the feature wall, reinforcing brand identity.

Above the reception desk, a custom ceiling soffit was constructed, extending approximately six inches and finished with integrated glass detailing and concealed lighting to provide optimal illumination for the reception zone.

Clinical & Functional Layout

The medical office includes a carefully planned layout designed for efficiency and patient care:

Four medical examination rooms for pre- and post-operative evaluations

One administrative office for staff and management operations

One sterilization area designed with strict hygiene and durability standards

Two advanced surgical suites for laser vision correction and cataract procedures

The sterilization area was engineered with medical functionality in mind, featuring quartz countertops for durability and easy maintenance, stainless steel sinks, and integrated storage for medical instruments, gloves, and supplies. The layout includes specialized waste disposal openings designed for clinical use.

Surgical Suites & Technical Systems

The two surgical rooms were designed to accommodate advanced ophthalmic procedures, including laser eye correction and cataract surgery systems.

Each operating room was equipped with dedicated electrical systems, including 50-amp power lines and backup battery support to ensure uninterrupted surgical procedures in case of power fluctuations or outages.

To maintain strict environmental conditions, additional dedicated HVAC units were installed within each surgical suite. This redundancy ensures that temperature remains consistently below 68°F, a critical requirement for ophthalmic surgery environments.

Materials, Compliance & Finishes

Throughout the office, durable and code-compliant materials were selected to meet both aesthetic and medical requirements.

Ceramic flooring was used in general areas for durability and maintenance

Seamless Armstrong vinyl flooring was installed in surgical rooms to meet ADA and healthcare standards

All finishes were selected to ensure compliance with New York City medical and building codes

The facility includes a fully ADA-compliant restroom

Technology & Patient Experience

To enhance patient experience and wayfinding, digital displays were installed in key locations:

A display screen near the elevator for navigation and information

A waiting area screen for patient entertainment and communication

Completion & Approval

The project was completed within a four-month construction schedule and successfully passed all required New York City Department of Buildings inspections, including rough and final inspections for plumbing, electrical, and construction.

Upon completion, the project received official sign-off and a letter of completion from the city authorities.
