About Design-Build Consulting
Some clients aren’t ready to commit to a full construction engagement, or are working with their own architect and contractor and just need our experience on call. We offer design-build consulting as a standalone service: space planning review, equipment specification, regulatory and permit strategy, construction phasing, and contractor evaluation. Twenty years of healthcare construction experience, available in advisory form.

- Engagement scoping. We define what you need: a one-time review, ongoing advisory, or specific deliverables.
- Discovery. Site visit (when feasible), drawing and document review, equipment list review, contractor interviews.
- Recommendations. Written recommendations with prioritized actions and rationale.
- Implementation support. Optional ongoing advisory through construction and opening.

Cost & Timeline
Consulting engagements are scoped per project. One-time reviews and document-stage consulting typically run $2,500–$15,000 depending on scope. Ongoing advisory engagements are billed monthly. We provide a written scope and fixed price before starting.
Permits & Compliance
We advise on filing strategy for NYC DOB, NY State Department of Health (Article 28, ASC), ADA compliance triggers, and out-of-state equivalents. We don’t act as filing architect-of-record — we work alongside the licensed professional handling that role.

Do you only consult, or do you also build?
Both. Most of our work is design-build construction. Consulting is a separate offering for practitioners who want our experience without the full engagement, or who are already working with another contractor.
Can you consult on a project outside NYC?
Yes. We’ve consulted on practices across the country, including remote engagements where the local team handled execution.
What does a typical consulting engagement cost?

Will you review my contractor’s quote?
Yes. Contractor quote review and negotiation support is one of our most common consulting engagements.
Can you help select equipment?
Yes — equipment specification and vendor coordination are common consulting deliverables, particularly for new practices.
Do you sign off as architect-of-record?
No. Architect-of-record requires licensure in the relevant jurisdiction. We work alongside the professional handling that role.
Can consulting roll into a full design-build engagement?
Yes. Many of our consulting clients eventually engage us for the full build. We credit consulting fees toward the construction engagement when that happens.
