Architecture, MEP design, DOB filings, construction trades, equipment integration, IT and network infrastructure, and final inspections are all delivered under one accountable team. The day we hand over keys is the day you can see patients.

  2. Proposal. Line-item written proposal covering design, construction, equipment coordination, and IT — one document, one number, one schedule.
  3. Design & filings. Drawings, MEP plans, equipment plans, DOB filings — all in-house.
  4. Construction. All trades coordinated under one schedule.
  5. Equipment & IT integration. Manufacturer techs and IT contractors coordinated by our team.
  6. Inspections & handover. DOB sign-off, certificate of occupancy, and a practice ready to open.

Cost & Timeline

Turnkey practice construction in NYC typically runs $250–$500 per square foot all-in — including design, permits, construction, equipment coordination, and basic IT. That’s comparable to or below the all-in cost of running parallel contracts with separate firms, with significantly less risk of schedule and scope conflicts.

Permits & Compliance

Every turnkey engagement includes DOB filings, expediter coordination, and inspections from start to finish. ADA, OSHA, CDC, and HIPAA compliance are baseline. Article 28 and ASC compliance handled when the practice scope requires it.

What does ‘turnkey’ actually mean at DBF?

One contract covering design, permits, construction, equipment coordination, and basic IT. We hand you keys and a practice ready to see patients — not a shell with a punch list.

Is turnkey more expensive than separate contracts?

Usually less, in our experience. Bundled scope removes coordination overhead and prevents schedule conflicts that cost money. We provide line-item pricing so you can see exactly what you’re paying for.

Do you build outside NYC?

Yes — across Long Island, Westchester, northern New Jersey, and Fairfield County, CT. Selected projects elsewhere by referral.

How long does a turnkey practice build take?

Six to twelve months from contract signing to opening, depending on size and specialty. Smaller offices and simpler programs can complete in five months.

What’s not included in turnkey?

Furniture not part of the operatory program, branding/signage, marketing assets, and hiring. Everything physical that makes a practice operational is included.

Can I add my own architect?

Yes — we collaborate with outside architects and interior designers when clients have already engaged one. The construction and project management is still single-source.

Do you coordinate equipment vendors?

Yes. We sequence manufacturer-certified techs so equipment install lands at a fully prepared space, not a half-finished one.
